A curling rink and obstacle course are two new options for the rezoned parcel -- which already offers indoor go-kart racing, bowling and a trampoline park.

The site is owned by Diamond Properties, a commercial real estate company.

Diamond Properties requested zoning changes to reverse vacancies in its 600,000-square-foot space along a 1.4-mile stretch located behind a Toyota dealer and Enterprise Rent-A-Car.

A ShopRite and recreational outlets would not involve constructing new buildings, developers told the village board.

The property is home to a Grand Prix New York amusement center/indoor kart track, Spins Bowl New York bowling and Rockin' Jump.

Diamond Properties has pledged to improve roads and access, including better traffic signal coordination, install crosswalks and other upgrades to make the area safer for vehicles, visitors and pedestrians.

Some neighbors, including residents of Brookside Village and Foxwood, fear a busier area will attract even more bumper-to-bumper traffic along Route 117, already a driving nightmare during rush-hours and mid-day.

Village board members included noise limits and other restrictions before approving the new zoning.

Now, the village Planning Board has the authority to decide if a proposed business would adversely affect the area, such as more congestion along North Bedford Road (Route 117). The board could then order Diamond Properties to address neighborhood concerns, or deny the rezoning permit.
